Single and double-hung windows are the kind that "slide" up and/or down. Single hung means one frame can move, double hung means both frames move. We install many brands that make these, but our go-tos are Marvin Windows, Provia, and Target Windows. We have a straightforward installation process that we follow at each home.

Advantages of Single and Double-Hung Windows

Single-Hung

  • Cost - You get at least a 10% savings compared to double-hung windows.
  • Security - Single-hung windows are harder to break into. You can also get these installed with stoppers.
  • Custom sash heights - If you want the bottom sash to be smaller than half the window, single-hung windows are great. Bottom sashes can be a third or a quarter of the full window.

Double-Hung

  • Easier cleaning - Most window manufacturers have a tilt-in option (tabs) for cleaning the outside. This makes for easier cleaning (as you can clean the whole window from inside the house without having to get on a ladder).
  • Ventilation - Since the top sash moves, you can pull this down for better air flow.

Features

There are a couple of features that matter on hung windows. This affects both quality and price. Marvin Windows has the greatest variety of ways to customize windows, but this comes with a cost.

Glass

This is the most important factor in a window. Glass type and quality are broken down by brand.

Marvin Windows

Marvin has three lines of single and double-hung windows: Essentials, Elevate, and Ultimate. All three lines are of the same quality, but you get more features in the window as you upgrade.

  • Essentials - This is a double-pane, low-E 272 glass
  • Elevate - Double pane, low-E 272 glass with some triple pane options depending on style
  • Ultimate - Double pane or triple pane in ANY window

Provia

Our go-to line is Endure, which comes in double-pane and triple-pane. A good option!

Target Windows

Target Windows makes its own glass in-house. They have double-pane and triple-pane options. They manufacture their windows with Low-E 366 glass.

Foam-filled frame

Foam-filled frames are better insulated, so they keep out cold/hot air and sound much better. When we install Target and Provia windows, a foam-filled frame is standard. Marvin Windows does NOT offer foam-filled frames.

Tilt latches

Tilt latches allow you to tilt the sash inward, primarily for cleaning purposes. On double hung windows, tilt latches are standard.

Limit locks

Limit locks allow you to restrict how far a window opens. This is a low-cost option, but they are not standard on our installs.

I had my entire siding replaced with new LP siding along with new fascia, soffits and gutters. Damien and his crew did an amazing job especially taking care not to damage our landscaping in the process. I was kept well informed during the entire process. The Kingdom Builders did an amazing job.First cannot say enough about the professionalism of Brian Muckenhirn. He was so kind, gave us all the information we needed. He did a complete inspection of our roof and issues we were having. Came up with solutions for what was needed.Then day they came out to do the roof. WOW! What a hard working team. They worked so hard and efficiently!! They did find an issue once the shingles were off. Then Brian came and talked to us, we kinda thought we would need to replace the decking but wasn't sure. Well, Brian confirmed that it would be best. With all that extra work of removing the decking and replacing it, I didn't think they would be able to get it done in one day. Yes, it cost a little more - but so worth it. They amazingly got it all done in one day! We love our new roof and would recommend Brian and The Kingdom Builders to anyone looking to replace their roof.

I am extremely happy with the roof repair job completed for me by The Kingdom Builders. My chimney had collapsed in the attic. I needed to get the remainder of the chimney on the roof removed since there was nothing supporting it; it was also like an open window for snow and rain.I spoke with Tim, who is a real straight shooter and pleasant to talk to; I sent a couple of photos; he quoted me a price I could live with and we came to an agreement.I was a little afraid that my small repair job might get lost in the schedule, but Tim called the next day and said a crew could be there shortly. Isaac and Ryan showed up; I explained the job, and they went to work. A couple of hours later, the chimney on the roof was gone, the hole had been framed, covered in plywood and a waterproof membrane to keep out moisture. Yee ha!The next day, Tim called and said that Isaac and Ryan would be there shortly to complete the work. I was fortunate, in that, the color and style of shingles needed were in-house, left over from a prior job. Isaac and Ryan fit and shingled the roof in such a way that the new shingles blended completely in with the old. The roof looks like it never had a chimney. Marvelous!All the debris and chimney bricks were hauled away. The craftsmanship of Isaac and Ryan really showed. Both are outgoing and friendly, in addition to being highly skilled and competent. In the end, the final bill came in slightly less than the estimate; so I saved some money!My experience with The Kingdom Builders was great. Tim, Isaac and Ryan are all pleasant people to work with - and they obviously know what they're doing. I am happy to endorse them and will not hesitate to use them in the future. As I write this, precipitation is expected within the next 24 hours. It is comforting for me to know that my attic will now remain nice and dry. Thank you, Kingdom Builders!

The Kingdom Builders came highly recommended by two neighbors who had already worked with them. We had a dire stucco situation (it had collapsed and had to be removed and replaced with siding ASAP) so we added them to our "Estimates" file. The salesman was highly professional and thorough, and helped with everything incl. insurance guidance, etc. Since the issue was not an 'Act of God' according to insurance standards, our policy would not cover repairs. To say TKB went above and beyond to orchestrate repairs is a gross understatement. Their professionalism (all of them), support, timeline, immaculate job site, care for grandma's peonies :0) everything was far above expectations. I cannot stop bragging about them! For such a catastrophic situation with our home, we can now rejoice in rain and snow, in a home that looks brand new. Read their background and mission statement. We can attest - they mean what they say. HIGHLY RECOMMEND!
