No. Condensation is a common problem at certain times of the year. We can often determine if you have a leak or a condensation issue by having you answer a few questions.

Yes, they do. It does vary from one manufacturer to another though. One of the main manufacturers the Kingdom Builders recommends is Atlas shingles. They have focused on tackling this issue and go far beyond other manufacturers to mitigate algae staining. Typically an average roof takes a day, and that’s with tear-off, installation, and cleanup. It’s hard to guarantee that a roof will get done in a day. There are many factors to consider, from crew, size of the roof, how cut up the roof is, and how steep it is.

We try to make the re-roof process as convenient as possible. We’ve found that using our own dump trailers helps keep the amount of time in the driveway down; it’s also easier on the driveways. Sometimes, we bring the trailers the day before the roof is started, and then pick them up the day after the roof. If the roof is on Friday, it could sit over the weekend. We try not to do that. It’s fairly common that one of our project managers will bring it in the morning and pull it with him when the roof is completed that day.

Cedar Shake Roof Tear-Offs: We use large roll-off dumpsters for this. The amount of volume cedar shakes create is too much for our dump trailers. If you have a new driveway or a very nice driveway, we can accommodate and use multiple dump trailers on request (it will cost more, however).

Our manufacturers have their own confusing warranty for their products. We, however, provide a lifetime labor warranty. If our installers make a mistake, we will fix it. Typically, if there is an install issue it shows up fairly quickly. However, it’s rare that we encounter any issues.

Our best answer is 435 per square, though it depends on the installer. A typical installer will do 5 nails per shingle. Some shingle manufacturers say they only require 4 nails per shingle, but when you have a roofing nailer and good muscle memory, that extra nail doesn’t add time or save money.

Many factors affect the cost. Here in the Twin Cities area, the cost can be anywhere from $325-$500 per square. Factors include:

  • Pitch
  • Number of stories
  • Products used
  • Scope of work
  • Re-roof vs new construction
  • Protection and prep work needed
  • Different flashings

It depends. We have torn off both cedar shakes and metal roofing to install asphalt shingles—we specialize in them. That doesn’t mean they’re the best, but they have stood the test of time (except the time manufacturers thought organic shingles were a good idea).

Metal roofs have a great lifespan, but they can still dent in a hailstorm. They can also be noisy. They can last 50-70 years depending on the manufacturer. In the past, we’ve replaced one because the paint was flaking off, which is a possibility. Here in the north, you do have to worry about ice sliding off the roof in the winter too. Cedar shakes can last a long time with proper maintenance. The key here is maintenance; if not done properly they will last about as long as an asphalt shingle. As of 2020-2021, the cost of cedar shakes is incredibly high and hard to get due to COVID-19 and Canada’s lumber situation.

Asphalt shingles are the most commonly used roofing material. Compared to the other options they are the most cost-effective roofing material. Installation is a fairly simple process as well. There are all different types and qualities so researching different brands is helpful. A good roofing company will be able to tell you what brand they prefer and why. Don’t go for the cheapest shingle out there; you won’t save money in the end. We use Owens Corning Durations and have started using Atlas shingles.

If you are a DIY type of person, you can buy them from your local hardware store. The most common shingles in the big box stores (Home Depot and Lowes) are GAF shingles. Menards carries Owens Corning Durations, the same shingles we install.

A typical architectural shingle is 3 bundles per square. When you get into the impact-resistant and differently styled shingles, it varies.

A roof is measured in squares. A square is 100 square feet. So you measure the square feet of each section, add them together, and then multiply the final number by 1.1 (which accounts for waste). Say your final calculation is 2,190 square feet; you round it up to 2,200, giving you a 22-square roof.
