Commercial Roofing Project Overview

The task was to install a new EPDM (Ethylene Propylene Diene Monomer) flat roof—a durable, single-ply roofing material known for its weather resistance and longevity, making it an ideal choice for flat or low-slope roofs. The project involved removing the existing, weathered roof, old patched repairs, and replacing it with a new EPDM membrane to ensure long-term protection for the building and its residents.

Challenges Encountered

Working on an older building presented multiple challenges:

• Worn and Damaged Existing Roof: The old roofing material showed significant signs of wear, including weathered and textured layers that required careful removal to avoid damaging the underlying structure.

• Aged Chimney Integration: A prominent brick chimney, part of the original building, exhibited discoloration and missing mortar. This required precise flashing and sealing to integrate seamlessly with the new EPDM membrane and prevent leaks. We installed a metal chimney chase to cover it all and hold it together. This way falling bricks wouldn’t puncture the new roof.

• Multiple Penetrations: The roof featured vents and other protrusions, each needing meticulous attention to ensure a watertight seal with the new membrane. Many times, flat roof insulation is just below the rubber roof. This building had an attic with some insulation. We had to make sure that we properly vented that attic space so condensation wouldn’t form in the winter and to let it breathe in the summer.

• Hidden Damage: During the removal process, we uncovered hidden damage beneath the old roofing material, necessitating additional repairs to the structure of the roof and had to deck over the old decking with OSB sheathing. This gave us a smooth surface for the EPDM rubber to be glued too.

• Precision Installation: Using high-quality adhesives and sealants, we carefully installed the EPDM membrane, used quality primer and glue for seams and flashing around the chimney, vents, and other penetrations to create a durable, leak-proof surface.

• Adaptability: When hidden damage was discovered, we adapted our approach, repairing affected areas to guarantee the roof’s longevity.
